http://www.cabwheatridge.com/go/site/941/ On October 27, 2004, Cabela's formally announced plans to develop a retail store in Wheat Ridge, Colorado. We selected this particular location because it is ideally situated along a major traffic corridor that is widely considered a gateway to the Rocky Mountains. In addition, we have a large number of loyal customers in the surrounding area. This proposed store will be a $40 million, 230,000-square-foot facility featuring a 30-foot tall indoor conservation mountain; wildlife museum; aquarium; ponds stocked with native fish; outdoor hiking trails; and community meeting rooms. We expect to provide career opportunities for as many as 450 employees. It is estimated that Cabela's and the adjacent 270,000 square feet of associated retail store space will provide $4.3 million in annual tax revenue to the state of Colorado, $1.2 million to the City of Wheat Ridge, $800,000 to Jefferson County Open Space, $525,000 to the Jefferson County School District, and $250,000 to Jefferson County. The project also will contribute and generate approximately $18 million for area road improvements. Our proposed store and associated development on the property offers tremendous benefits to local residents and business owners. For instance, the store will generate new tax revenues that will benefit the City of Wheat Ridge, Jefferson County, Jefferson County Open Space, local school districts and the State of Colorado. Local business owners near the development will also see increase business, particularly those which provide supporting or related goods and services. We will also be investing significantly in traffic improvements in the area to benefit the surrounding community by easing current congestion. Finally, we will provide an influx of new, quality jobs for local residents. The current development plan calls for the store to open in September 2006. However, this schedule is dependent on completion of the traffic studies currently underway, which will identify the traffic improvements needed in the area prior to the store opening.
