Cabela's to Host Second CDOT Traffic Study Meeting for Proposed Wheat Ridge Development

DENVER - Cabela's, the popular outdoor recreation outfitter will host another open house meeting on Thursday, April 21, from 4-8 p.m. at the Denver Marriott West, 1717 Denver West Blvd., as part of the Colorado Department of Transportation's (CDOT) system-wide traffic study for the specialty retailer's proposed Wheat Ridge store.

The Interchange Feasibility Study administered by CDOT - sometimes referred to as the 1601 process or the system-wide traffic study - is taking an in-depth look at existing traffic issues and the proposed improvements necessary to accommodate the Cabela's store and other future growth in the area near Interstate 70 and state Highway 58.

Earlier this year, the City of Wheat Ridge unveiled a separate traffic study focusing on local streets in areas immediately surrounding the proposed development, which will include Coors Brewing Co.'s water storage facility and possible hotel lodging. That traffic study will be updated and reconciled with the system-wide Interchange Feasibility Study once it is completed.

For years, the area has been plagued by traffic congestion and some see this effort as an opportunity to address long-standing traffic woes.

"We understand and share residents' concerns about traffic," said Kevin Rhodes, Cabela's Director of Real Estate. "The existing level of service is not in Cabela's interests, as it will make coming to our store more difficult. We want to be part of the solution."

Thursday's open house meeting is designed to encourage input from the community on a variety of proposed traffic improvement alternatives. Since the first 1601 community open house on March 23, 11 of the proposed 21 alternatives have been eliminated from further consideration based on technical criteria. Thursday evening, residents will be asked to comment on the remaining alternatives.

In addition to the various open houses and public meetings, interested residents can call Cabela's information line - 303-376-8394 - to provide input or ask questions. Calls are returned within 36 hours. Also, a Web site with project and traffic information, as well as the ability to receive community comments and questions, is available at www.CabWheatRidge.com.

About Cabela's Wheat Ridge Project

The proposed Cabela's Wheat Ridge store would be a $40 million, 230,000-square-foot facility featuring a 30-foot tall indoor conservation mountain; wildlife museum; aquarium; ponds stocked with native fish; outdoor hiking trails; and community meeting rooms. Cabela's Wheat Ridge store expects to employ 250 full-time workers.

It is estimated that Cabela's and the adjacent 270,000 square feet of associated retail store space will provide $4.3 million in annual tax revenue to the state of Colorado, $1.2 million to the City of Wheat Ridge, $800,000 to Jefferson County Open Space, $525,000 to the Jefferson County School District, and $250,000 to Jefferson County. The project also will contribute and generate approximately $18 million for area road improvements.
