Reclamation, Excavation and Grading to Begin on Coors / Cabela's / Salter Property

DENVER - Reclamation, excavation and grading on property recently annexed into the City of Wheat Ridge for a proposed development by Coors Brewing Co., Cabela's and the Salter family will begin today. The work, near Interstate 70 and State Highway 58 in Wheat Ridge, will last approximately 6 to 8 months.

Site neighbors are urged to call 303-376-8394 to report any problems associated with the work. Approved hours for heavy equipment use are from 7 a.m. to 9 p.m. six days a week. Hours of operation will be limited from 7 a.m. to 7 p.m. on areas within 200 feet of residential properties. 

A number of steps are being taken to minimize noise, dust and light including quieter, modified back-up bells on trucks and water spraying to reduce dust. In addition, truck traffic is being re-routed away from residential streets by creating a new access onto Coors' property. 

An outstanding reclamation claim with the Colorado Division of Minerals and Geology requires Coors to complete reclamation activities on the portion of the site where the previous gravel mine was located.

As part of the reclamation, Coors will construct a new water storage reservoir to support their business operations. The reservoir will be about 20 acres in size and is expected to be filled with water by late 2005. The reservoir perimeter will be planted with non-irrigated grasses and drip irrigated trees and shrubs.

Dirt excavated to build the Coors water storage reservoir will be transferred on site to the portion of the property where the proposed retail developments would eventually be located. Initial grading also will take place on the relocated dirt. Taking care of all these needs at the same time is the most efficient way to complete the required activities in a manner that minimizes disruption to the local neighborhood.

In addition, work is necessary to lower Denver Water lines that run through the property. Relocating the water lines can only occur from April 15 to May 15, according to the Denver Water Department. The water line work is necessary to accommodate any future development on the site. During this time period, operations will occur seven days a week in order to meet the Denver Water Department's May 15 deadline.

On February 28, the City of Wheat Ridge granted Coors and Cabela's a permit to begin initial site reclamation and grading. Initial activities, including the construction of access roads needed to mobilize equipment, began April 4, 2005.

On March 21, Cabela's asked the City of Wheat Ridge to delay final, commercial zoning of the property to allow more time to consider various road improvement alternatives. Information about the alternatives is available at www.CabWheatRidge.com.

About Cabela's Wheat Ridge Project

The proposed Cabela's Wheat Ridge store would be a $40 million, 230,000-square-foot facility featuring a 30-foot tall indoor conservation mountain; wildlife museum; aquarium; ponds stocked with native fish; outdoor hiking trails; and community meeting rooms. It is estimated that Cabela's and the adjacent 270,000 square feet of associated retail store space will provide $4.3 million in annual tax revenue to the state of Colorado, $1.2 million to the City of Wheat Ridge, $800,000 to Jefferson County Open Space, $525,000 to the Jefferson County School District, and $250,000 to Jefferson County. The project also will contribute and generate approximately $18 million for area road improvements.
